The danger is therefore lurking that you buy a house too quickly, because you are afraid that it will otherwise be snatched from you. But you might regret such a quick purchase. Check the zoning plan

Always check what the zoning plan has in store for the area around your house. Especially when it comes to large plots or plots surrounded by greenery. It would be a pity if suddenly an apartment building was built behind your dream house in the future.

Explore expansion options

Even if you don’t have plans to expand yourself, it’s important to explore those possibilities. It can significantly affect the value of your home.

Check the neighbours

It never hurts to see what kind of people the neighbors are. Although you really don’t have to walk the door together, it’s important that you get along with them a bit. Neighbors are very important for your enjoyment of living. You won’t be the first to put your house up for sale because it doesn’t get along with the neighbours.

Have your home inspected

Have your house inspected? You don’t hear that very often. And that’s true, only one third of the people who buy an existing home do so. Not necessary, you might think. But the opposite is true. It is always wise to have such an inspection carried out. You will then hear what the state of the house is and gain insight into what it costs to remedy any defects to get the house in the right condition. In other words: you know exactly what you are buying.

Ask for the completed NVM questionnaire

The NVM questionnaire should certainly not be brushed aside either. Be sure to ask about this if you want to buy a (luxury) house. When a house is sold, the selling party is obliged to share information about the house. This falls under the notification obligation. This information is shared via the NVM questionnaire, among other things. So be sure to ask about this if you want to buy a house! Are there still defects after the purchase? Then you can appeal to this as a buyer.

Check the cellars

Many country houses or villas are equipped with a cellar or basement. Can be very nice and useful, provided that the rooms are really dry. These places in a home are often the weak links. So always check them carefully!

Take a (NVM) broker

Also, don’t underestimate the role of a broker in the process. A valuable tip is therefore to really hire a (NVM) real estate agent. He or she can help you double check the above matters. Moreover, a buyer’s agent knows what a correct offer is based on his knowledge and his national archive. A good real estate agent really always pays for itself!
